An independent assessment of a property you want to buy in Portugal. We view the property live via video or in more depth on site and look at the surroundings, access, the condition of the house and whatever else stands out. You receive a written report with our findings.

A light check that is only about the place, not about a specific property. We drive to the village or area where you are considering a property, walk through the neighbourhood, drive the routes to amenities and experience the feel at different times of day. You receive a short written impression with photos. Useful before you have a specific property in mind, or as a second opinion on the location.

With the remote check we drive to the property and walk through it live with you via video, you watch in real time and can ask questions. With the extended on-site check we are there longer without the client, open what we can, experience the surroundings at different times and where possible speak with neighbours. You receive a more detailed report with photos and 360° video. This variant is therefore more in-depth; the remote variant is lighter, faster and you are there live.

No. We are not agents and we do not earn anything from your purchase. That is exactly the core of what we do: an independent perspective with no sales interest, so you do not have to rely only on photos and agent descriptions.

Our home base is Central Portugal (around Coimbra, Castelo Branco and Viseu). That is where the checks are at a fixed price and where we know the reality best. Other regions are available on request, the extended on-site check elsewhere starts from €795. Feel free to mention the location in your request.

You pay directly and securely via Stripe (iDEAL or credit card) at the moment you book a check. As soon as the payment comes through, your booking is confirmed and we schedule the check. The free intro call can be booked without payment.

For the area check and the remote check within 3 working days. For the extended on-site check within 5 working days, because we are there longer and include more extensive photos and 360° video.

No. We are not licensed surveyors. We give an honest, experienced view of the property and the area and flag where you should bring in a specialist. For a formal structural or legal survey we refer you to the right party.
